    What's your thoughts on property that is overgrown by Mesquite Trees/bushes along with Prickly Pear Cactus. Is it worth trying to clean up?

    It was an old farm property that had been abondoned for about the last 20 years. It has two old farm houses that were falling down and a lot of trash. Old cars, a boat, bottles, washing machines, televisions etc. I know that it would be great for hunting but I'm not sure if I could clean up enough area for a couple of acres for cabin/weekend retreat or later a small homesite. I wanted a place kind of just to get away from it all. Maybe plant some coastal grass, grow some vegetables. Kind of wanted to be able to bring the kids and dog out without the worry of being stuck with all the thorns.

    I would clean up all the trash. As far as the Mesquite and cactus, they will just keep coming back. Goats should keep it all down, but that may be more of a hassle.

    I cleared about 5 acres with chainsaws and a small 32HP tractor. The place looks amazing now. Its usable, were before it was just an ever encroaching mess.
    I keep on top of mine by spraying Grazon Next to kill the new growth (its won't kill the grass). I sprigged the area with coastal from other parts of my property, and also threw down some contractor packs of seed. New growth dropped off dramatically, its starting to be just grass! I bought a $200 tank and sprayer boom from Tractor Supply, and fixed it to a $50 hitch luggage carrier from Harbor Freight - I have a spray rig I can put on the tractor or even on the pickup if I want, all for less that $300

    Having spent 6 months solid, some 12 hour days, clearing all the area I would probably rent a dozer next time. I had some fun working with my laborer, but it took a long time to do it and renting a dozer for 3 days would be cheaper than his hourly wage for 6 months.

    Def. clear it, you'll be glad you did every time you look at it, at least thats how the wife and I feel.

    Oh, just a thought. I presume your land is in Ag? If not then make sure any improvements you make are not going to impact the property taxes.

    Also around here for awhile they were spraying from overhead with a cropduster and whatever they sprayed worked very well.

    Me and a buddy went half and half on some land down in breckenridge it was all o ergrown with the same stuff we just rented a bulldozer and leveled most everything and tilled it up real nice makes a great deer lease for the time being.

    If you get a dozer or tractor with a loader, you have to set up some berms for a shooting range. You are obligated now, because you asked about it on a gun forum.

    There are places that will pay you and come clear the trees for the wood for re-sale. Find a fire wood lot and give them a call.
    That's what a friend of mine did. He did not make a lot of $$$ off of it but the trees got cleared and what he did make went to pay to get the rest cleared off.

    Try Remedy and diesel. I don't like mixing the two together, the diesel softens the seals in my pump sprayer.. I use one sprayer with the Remedy and another with diesel. Grub out what you can and then soak the left over roots. Rake up any beans you see and throw them in the burn pile. Don't look at it as a huge project, Just start along one fence line and keep at it. Plant bermuda when you are done. Spot spray anything that comes back with Grazon. It ain't fun, but you will be happy with the results. MG

    Thanks guys! I definitely want a place to be able to shoot. I was told that the property has to be a minimum of 10 acres and not in the city limit. Supposedly you can shoot from sun-up to sun-down with no problems. Definitely, I'll keep on looking as someone just put an offer in on what I was looking at. The burms are a must. Another person told me make sure that the property is AG exempt and not considered, "recreational property".

    If the land was in Ag when you bought it, it does not stay in Ag by default. You need to apply for the exemption (in your name), or the property will lose its exemption.

    The 10 acre rule is an interesting one. Counties may chose to prohibit shooting on tracts smaller than 10 acres, or they may not. The same goes for cities.
    Recently my county prohibited shooting on land less than 10 acres, but we have no such ordinance in the city. Anyone within the city limits can shoot just as before, but anyone who is outside the city limits must now have 10 acres or more.
