    My home owner's insurance is now right at $1500 a year. Does not include any kind of personal injury liability insurance. It started at $900 annually in 2003. 1680 square foot home on 1 acre. How does that compare? Just think I've been paying way to much. I've been getting ads in the mail with estimates of about half that, but I think they are just baiting me.

    I'm at 1823/yr. for a subdivision house with a pool in Montgomery Co, so I probably shouldn't be complaining too much. Yet.

    Mine went up $90 (New bill is $764) which considering the rise in house value ain't too bad. One thing to watch out for on insurance is the smaller companies have a harder time absorbing losses, and one mantra of the insurance folks is "the good risks must help pay for the bad" So if you are with a company that mostly does business in Texas you are going to take it in the shorts. Look for a national player. I have Farmers and they are pretty good at holding the line.

    I‘m at $2800 for 2700 sqft house. They say because my roof is 20 years old. I’ll be damned if I’m going to put a roof on with building materials what they are. BIL had one put on his house 4 years ago, and about the same size roofing area and it was $10k. Probably 20% more to do that Sam roof today. I’ll wait until things cool off.

    I’m going to squeak by as long as I can. I’m thinking they probably would prorate, and after the deductible, I wouldn’t get enough payout to offset the inevitable premium hike. If I have to replace it once things cool off then I will. Ultimately, we don‘t plan to be in this house for too much longer, 5 years tops. The house, though completely livable, needs a lot of work to bring it into the 21st century. I’d rather put $ into a new (to me) house then try and rehab my 45 yo house into something I think someone else might like. It’s flipper material, built near the energy corridor before there was an energy corridor. Location will sell the house. I don’t think I’ll get that much more with a new roof.

    We purchased a house in 2008, during the inspection we were told it would need a roof but it was still okay. Moved in Aug, Sept hurricane Ike hit. Insurance paid for a new roof, yeah man!

    I know a good roofer in Houston, not cheap but unlike many he's certified by the shingle manufacturers so the labor is warranted as well as the material.

    $3048 / yr on a 2100 sq foot mfg home, we're on just under 3 acres in Montgomery Co. Damn insurance was almost as much as the property tax bill this year.

    I paid my flood renewal last week. It had an increase as the home value was increased. I expect the homeowner's insurance will also increase.
