    Ok gentlemen, Last classified post here... I hope. I have 22.456 acres close to the cities but secluded land. Its on CR 696 and it sits at the Collin/Hunt co line . No water or electric on land but the Land is ag exempt. The taxes are a few hundred a year. It has an abundance of pigs and deer, a few turkeys, dove. Brushy creek runs down the side of it and the pigs are everywhere. Its a couple miles from Hwy 380, 30 min. from Wylie or Mckinney. I had it listed with Remax for a year at 148,000 but I dont think they pushed it very much. I'm asking $125,000 now. Make me an offer. If it sells on TGT I'll donate a grand to the site!!!!!

    I've been looking for land... 22 acres (or more so the price of 22 acres) is a little higher then I was looking for. Do you have a google maps link to the property?

    It's like anything else, what the market will bear. Keep in mind, Remax isn't interested in how long it takes to sell it. One of the tactics used by realty companies is to tell you a higher value for your property so you will list it with them (lots of people will think, gee, look how much money they can sell it for). Look for comparable sales in the area, or in your case, price per acre for sales nearby for comparable property.

    I sold 11 acres this time last year, just around the corner from this plot for 88,000. I had it on Craigslist for 2 weeks. Odie Hall, a Realtor in Sachse, had it for 4 years. One man on the net can do better than a network of Realtors. My dad always said if you want something done you have to do it yourself. 125,000 is decent. I'm sure there are better deals around the area, with people loosing their jobs like they are. Its a good investment if the housing picks back up. The 11 acres I sold has 8 houses on it now. No telling what developer paid for it.

    Ah... I did try and drive out there yesterday, but either I missed the street, or gave up before I got there! Seems like you are REAL close to Greenville in that case. I did drive by some other property in Farmersville that was closer in, but nothing that did it for me.

    LOL Its a corn field and they all look alike. If anyone wants me to meet them in Farmersville I will take you to look at it. Just give me a call at 903 217 6008. But just picture a rock road and field and you got it. If you don't have 4X4 with good tires you cant get on the land anyway.
