I came here on a K1 visa in March 2017 and I received my employment authorization document (EAD) card recently while waiting for my green card.

I've got a SSN and will soon be getting a Texas drivers license and a bank account.

Will I be able to obtain a CHL?

I've done a bit of research and can't find a straight answer.

It seems like the rule of thumb is that if you can purchase a firearm you can get a CHL but I'm not clear on that either.

Untill they approve his green card and isdue it, he is still a non-immigrant alien.
This is an area where most FFLs are not up on the laws and they can be vary vague. So they won't do the sale. Even with propper documentation.
A call to an ATF field office can provide information on sales in his case.

The info IS readily available and has been posted above, incl. links directly to the ATF.

Non-immigrant alien (which K1 visa is, until AOS is approved with GC in hand) needs at the very least a hunting license to even buy and own guns.

Immigrant alien, anyone with a GC: same rights as a citizen as far as guns are concerned, incl. LTC.

And since immigration is a Federal issue, Federal law takes precedence.

Not very hard. I'd just wait for the AOS approval and suck it up in the mean time.

A K1 holder is not a permanent resident and cannot, under normal k1 cidcucircumst, own a firearm until you file for an adjustment of status with USCIS after the 90 day period.
