    Oh do tell.
    Land? Only $87,000 an acre.
Is that all? My small 0.25 acre city lot in austin is taxed at 4 to 5 times that amount. I would love to be on 1 to 4 acres and gladly pay to do so. It isn't the money for me, it is the move. As I said, downsizing is on the horizon, it just isn't here yet.

A better choice for me might even be an active adult community, with emphasis on active, 55+ and no kids. Even though I am much older than that, my friends in Austin are all in the 55-65 age range because that is where I am mentally and physically. But it would have to be a large lot to work of me. I don't want neighbors 15 feet away no mater how much I might like them.

Even here in Texas every single major city is left of center and some like Austin are almost off the map. But there is hope! We have counties in Texas that could be outposts for gun owners and the conservative thinkers:

    I offer you this:

A beautiful county inside the Texas Hill Country proper!

    Size: 2,120 square miles

Pop: 2,162 in 2000, 1,894 in 2015 and less now. The pop has declined in every census since 1910 when it had 3,768.

Racial makeup: 83.26% White, 0.79% Black or African American, 0.79% Native American, 0.14% Asian, 12.72% from other races, and 2.31% from two or more races.

Median income for a family was $27,083, so your money goes a long ways.

The elevation varies from 1,500 feet to 2,410 feet. The average annual rainfall is twenty-two inches. The temperature ranges from 34° F to 62° in January and 71° to 97° in July; the growing season lasts 250 days, beginning in mid-March and ending in late November. The eastern section of the county has generally rolling terrain, with many hills and caves. The western region is typically flat. The county is situated upon a major limestone deposit surfaced with dark, calcareous stony clays and clay loams that principally support oak, juniper, mesquite, and cedar trees, as well as prairie grasses. The County has more than fifteen natural springs that flow year-round. The vegetation, temperature, and abundant water supply make this an ideal area for many types of game animals, including white-tail deer, javelina, turkey, and quail. The area is rich in iron ore and sulfur and has some silver deposits, though these have not been mined or developed. It also has some producing oil wells.
I don't see that county named? Is it a secret?

Ya know I am curious about living in a senior community.
I’d like not to have to do yard work anymore.
    Condo maybe?

It'd be nice if the citizens of Austin seek to deny the Mayor and city council reimbursement for their travel to the border (or for use of city vehicles, etc.). Seeing as how there's no way that it can be described as "city business", they ought to have to pay for their little excursion out of their own pockets and NOT the city's coffers.

While I agree with you last sentence, there does not exist a snowballs chance in hell of the above happening in this blue city. It reminds me of the the lyrics of this song by En Vogue:

Due West of Austin, I go thru Kerrville to Mountain Home on I 10, take Hwy 41 W to Rocksprings the county seat.

This is a paradise and could be the Alamo of the future for us gun/conservative folk...
Looks a bit too deserty for my taste... I lived in desert for 30 years... got sick of it.

I'll hold the East side of Texas for y'all, ok?

If you like any sort of privacy or independence, a Condo (which means an HOA) is likely to be a bad choice. If you've never had the joy of dealing with an HOA.. think of the most corrupt invasive government you can think of.. then you're in the ballpark. YMMV, but if I ever have to deal with another HOA, it will be my undoing.

Most folks think Hitler committed suicide, he didn't, he moved to America where he founded HOA, just live under one one time and you will never live under one again...
