    ...It may sound odd, but the political landscape matters a lot to me...

    I’ll be blunt. Texas hasn’t been the friendliest to the 2A since a bunch of carpet-bagging Yankees rewrote the state constitution in 1877, and Texas has been historically a D state. Fiscally conservative, but socially liberal on a few things related to poverty.

    You won’t get taxed on income, but your property is going to be taxed nine-ways from Sunday by everybody that legally can. You’ll end up paying less in total taxes, but you’ll be taxed for services you’ll never use, such as schools.

    Anywhere near the Texas triangle is the absolute worst with regards to everything above, and you can find some pretty serious methbillys in and around everywhere in east Texas.

    Also realize that while this may be Mecca compared to where your from, for a lot of natives and long-timers, this state is going downhill due to everyone moving here and trying to soften the place up and make it more ‘acceptable’ based on what they’re familiar with where they came from.

    My advice, ............. don't move within 50 of one of the large cities. And that may be too close. I've lived outside of Houston (30 miles at the time), outside of Dallas (again 30 miles) and these locations are now basically part of the city. Absolutely no reason to be close to a major metropolitan area. I've lived in Texas more than 70 years and am familiar with the "metroplexes". In my opinion, there is absolutely no reason (other than work) to live anywhere close to a big city. This is just my opinion.

    If he is retired and over I think 62 or 65 he can claim exempt on the school taxes. Also Magnolia is nice, but it is growing fast.

    My advice is to stay out of Harris county. Id look towards Waller, Hempstead, Hockley area. The Tomball Magnolia area is nice but growing faster than the roads can handle. I guess it all depends on the amenities and convenience you want to have close by. Me personally im about to make the move to the country where going into town will take 30min. And that would be compared to Tomball 30 years ago.

    Out past Katy, or NW, toward Navasota, in SE Grimes County and your close enough to drive into Houston, but still out in what passes for “country” these days. Land prices are high though, just sold three tracts, two 11 acre averaged $17500/acre, and a 16 acre that went for $14500/acre ... but all bird hunt able, and an hour and 15 minutes from downtown on most days. In Houston proper it might take that long to get to one of the airports.

    Not totally exempt though just another $10k off your property value, if they even offer it. This is along with the $25k homestead exemption. It is 65 years old.

    Or 100% DV. But the ISD one only one of several jurisdictions that’ll tax.

    Aren't people in Navasota worried about the bullet train between Houston & Dallas?

    Last I heard Navasota is well to the West of the proposed route.

    Land I’m selling (tracts from my deceased parent’s horse farm West of Whitehall between 365 and 6) does not appear to be in any proposed path and it is certainly not currently effecting prices.

    If you are moving to the Houston area, can't really help but I do dislike the area because of traffic, congestion and the attitude of left leaning city folks. But if you have grandbabies to spoil, well that will certainly come into play on your decision. If you move to Texas and area over 65, this is from the TX State Comptroller website and you won't be told this stuff automatically if you buy a home so look over what things you can do to save on property taxes:
    • School district taxes: All residence homestead owners are allowed a $25,000 homestead exemption from their home's value for school district taxes.
    • County taxes: If a county collects a special tax for farm-to-market roads or flood control, a residence homestead owner is allowed a $3,000 exemption for this tax. If the county grants an optional exemption for homeowners age 65 or older or disabled, the owners will receive only the local-option exemption.
    • Age 65 or older and disabled exemptions: Individuals age 65 or older or disabled residence homestead owners qualify for a $10,000 homestead exemption for school district taxes, in addition to the $25,000 exemption for all homeowners. If the owner qualifies for both the $10,000 exemption for age 65 or older homeowners and the $10,000 exemption for disabled homeowners, the owner must choose one or the other for school district taxes. The owner cannot receive both exemptions.
    • Optional percentage exemptions: Any taxing unit, including a city, county, school or special district, may offer an exemption of up to 20 percent of a residence homestead's value. No matter what the percentage is, the amount of an optional exemption cannot be less than $5,000. Each taxing unit decides if it will offer the exemption and at what percentage. This percentage exemption is added to any other homestead exemption under Tax Code Section 11.13 for which an owner qualifies. The taxing unit must decide before July 1 of the tax year to offer this exemption.
    • Optional age 65 or older or disabled exemptions: Any taxing unit may offer an additional homestead exemption amount of at least $3,000 for taxpayers age 65 or older or disabled.

    Most important question to answer when coming to Houston is where are you going to work? Living in Magnolia and working in Houston will require 3-4 hours of commute time per day. I live in Houston, Harris county just north of the north loop.

    I used to live in Spring, Montgomery county but sold my house because my commute home was minimum two hours without accidents.

    If you're coming then finding a job, rent first. You really don't understand misery til you spend 4 hours a day on houston freeways in traffic.

    Explain how that happens???

    Go to your county tax assessor's website and they will have forms. There will be one for exemptions and it includes homestead, 65 and older and fully disabled. You fill it out and send it in or take it to your tax office if you aren't clear on some of the needed info as some of it isn't real clear (thanks Texas!).
