    Is this Lifestyles Unlimited or another program you are in. In your experience is it better to remove a tub and put in a full shower in the second bathroom in a 2.5 bath house

    My mentor is a self-made real estate pro...we share the same CPA (who’s a member here on TGT, he introduced us). He mentors a small group of hand-picked students.

    IMHO, a house needs at least one bathtub to wash babies. Typically, I leave the tub in the guest bath, and put an elaborate shower in the master...people fall in love with spa-like master baths.

    In the case of this house, the master bath has a functioning jacuzzi tub...my mentor suggested leaving it, as my demographic (mostly black folks, and my mentor is also black) would absolutely see it as an upgrade from what they currently have.

    Without his suggestion, I would’ve torn it out and replaced it with a massive shower.

    In my homes, the only tub that has ever been used as a tub has been the one in the master. To wash babies. As they got a little older, the kids would play in the tub too. Wife and I never used the tub for ourselves. The 2nd and 3rd baths have never been used as a tub, they're just slightly less convenient showers. But, people are used to seeing tubs, so I suppose that's why they stay?

    Our second bathroom is for guests and grandkids. There is a tub in there for when the grandkids have to take baths....it has a sliding door my wife hates but the old grandkids who can be unsupervised still splash too much so I keep the shower door to help contain the water.

    I would leave the second bath, that’s where parents can wash babies near their bedrooms.

    Your comment reminded me of when I was overseeing the public works for an Indian reservation including the tribal housing. One of the tribal leaders was having a new house built and allowed the architect to lead them down the primrose path with all kinds of unnecessary upgrades. I advised against the selection of a 10 jet head shower because of water supply issues but once the designer showed them the shower pictures, they just had to have it. A 100 gallon water heater was installed to service the shower but it proved to be woefully inadequate and they kept crying to me that the shower would run out of hot water after about 10 minutes. I kept thinking to mysefl "what did you expect, the gpm consumption of those 10 heads was obscene. I ended up putting in a 200 gallon water heater in tandem with the other one. The water conditions on the rez ruled out a tankless heater so adding more capacity was the only answer. That's what happens when people move from a trailer park to million dollar homes thanks to a casino.

    At my price point, I have to remember that many of these folks are first-time home buyers, often coming from apartment living.

    The first flip I did, I focused too much in what I wanted to see in the home, and didn’t look at it thru the lens of my target buyer.

    I made money, but could’ve made much more.

    Is the shower glass/door custom? How much did that cost?

    I've been very impressed with your color/pallet choices on these homes you've shared with us, especially in the bathrooms and kitchens.

    I do a lot of bathroom remodels, and I never try and install shower doors myself anymore unless it's a 100% standard 60"x30" or 32" opening- anything else, or anything that will require a custom cut glass piece, and I hire it out.

    Yeah the shower glass is custom. I’ve got a good glass vendor, but am always on the lookout for better pricing.

    It was $1080 installed.

    I installed those for 5yrs of my life. There is nothing more appealing and majestic than a clear 3/8in frameless heavy shower door showing off the custom tile work behind it. We installed some incredible showers on the river houses in Bullhead City, AZ.

    They only stay as pretty as your willingness to clean them every shower.

    I'll only own walk-ins from now on.

    My Uncle's shop was Desert Glass and Mirror. Installed from 2004 till 2009. When things were jumping.

    I stuck to pretty much family when I was out there. Didn't get to know too many folks. I was a young country boy stuck in SoCal mentality.

    Some good news:
    House passed VA inspection with zero issues. I was a bit worried to be honest.
    Now it's just a waiting game for the appraisal.

    In related news:
    I took the bait and am now taking online classes to get my RE license.

    Spoke with a few realtors/brokers I know in CA, and they agreed that the terms I'm being offered are GREAT.
    So I'll be selling my own flips, but am also looking to get a strong revenue stream out of it.

    Some niches I'm looking at:
    Relocation specialist...Turn-key rentals...custom flips so the buyer can be part of the rehab process

    It's an exciting way to close-out the year!

    Classroom stuff was surprisingly easy. Started to take the national exam prep test, didn’t do do great so I need study for the next few days.

    There are a number of RE folks who are specializing in doing relocation for California refugees. Once settled in to the real estate business you may want to hang your shingle on Calguns to help some fellow conservative gun lovers get out of Dodge. Would suggest you demand a DNA test to see if there are any Queer or Commie genes in there first.
