Jan-Feb are rough. Jan is Xmas bills and property tax. Feb is car ins. At least homeowners is in June, gives a 6 month break. They raise the rates (HO) like they did last year and I may just tell them to go fly a kite.

I took that to mean ~$8,500 a year. ($425x2x10). I can only imagine what things would be like spending only $425 a year in taxes. Damn that must be nice.

I swear half the time I'm working just to pay property taxes.

    Yeah it’s about a grand a month.
Still waaaaaaaay less than what we were paying in income tax in Kalifornia.

A lot of folks that visit always ask "how far away is walmart" Which I reply "About 40mins, but my taxes are cheap"

When we moved here, it was in January, so everything came due then.
Fortunately, our Germania agent worked with us, so now my homeowner's insurance comes due in April (not to mention, they just helped me with a new roof, which also shaved $500 a year off the homeowner's premium).
Since we're "old farts" we get to pay quarterly, and our tax is basically "frozen", so it's not too painful.
Like other folks have mentioned, my property tax, versus what I was paying in state income tax... is a "wash". And considering why we moved here in the first place, you won't hear any complaints. (Our property tax in Kern County was about $1K... Proposition 13, purchase price of $56K. My understanding is that the weasels in Sacramento are trying to get Prop 13 repealed, so they can rape all the old property owners to pay for their "great ideas".)
Anyhow, glad we're here... my heart breaks for the folks that are still there and get to "piss" their votes away since the morons outnumber regular humans,
