    I think 18k BTU dual-head makes sense.

Recos on best place to buy?

I just went with Pioneer. Installed 4- 18K duel head units and one 3 ton single, all 220V. Got lucky as a guy on my crew is a licenced installer and gave me a deal with me doing a lot of the basic work, pouring slabs, wiring, simple setup. He did the actual hook up and charging. I'm thinking a duel head 18K or 24K would work for what you are wanting.

Mitsubishi and American Standard are partners now
I just purchased 10 Mitsubishi/American Standard and have many running
    No problem at all
500-600 feet per ton well insulated
A 18000 two zone would work fine

    This sounds reasonable.
    If insulation is adequate.
Equates to the un insulated condo we rented in Hawaii.
    Adequate during the day.
    Freeze your ass early morning.

See if you can find a Gree brand
We use lots of them also
Pioneer ,Mr cool internet brands are difficult for service and parts
Or look at the Mitsubishi site for a local dealer

    Mitsubishi units are pricey!
Any thoughts on how these compare to the Pioneer unit above?
