...if y'all got any leads on any horse ranches for sale in North Texas (Collin, Grayson, Fannin, Hunt Counties) at least 10+ acres with a "newer" home and good water, give me a holler.
Sometimes you have to make your own.
We just bought 10 acres in Azle, it had a couple of horses on it before, but it wasn't a horse ranch.
I've spent the last 5 weeks rebuilding fences, setting cross fences, running 600 feet of water pipe to 5 pastures, clearing brush, moving felled tree's, lining run -in's with lumber. This is phase one - "operation horses home" LOL. I've been given the all clear to bring our horses from stabling next Thursday by Mrs Pony. Next plan is to build a new barn - the old one is kinda small.
My wife is pulling double shifts, and I am working full time here to get it ready. Something rewarding about working your ass off in 100+ degree heat for 12 hour days, solid for the last 5 weeks, and then looking back with folded arms and saying "I did this". Not bad for a computer programmer by trade
I guess what I'm trying to say is find a nice property, you can make it a horse ranch afterwards.

Great! What type barn are you putting in? I am looking to put a 4-6 stall barn on my property but can't decide on what type. Steel, Wood, Corrugated Steel, Pipe....
pony--I hear ya! hard work sure does build up PRIDE!
good for you. I did the same thing on about 140 acres for the past 10 years, holding down an office job "days." the ranch was 24/7.
I haven't found anything exactly yet, but am still looking. good idea maybe just buying a place and gradually "converting" it to a horse ranch. nope--we don't breed (just yet) just pleasure riding.
P.S. jds15151,
I think I'd go with a metal horse barn up here in Northern Texas. seems a bit easier to put up and the bugs, weather, mildew won't tear it up as easy as wood.
I noticed a For Sale sign on one of the horse ranches on Hwy 82 between Gainesville and Sherman. Specifically, it's a mile or so east of FM678 on the south side of Hwy 82.
