Moving to Houston Area and have a few ?’s

So I will be selling my house and moving to the Houston area within the next couple of months once my house in Baton Rouge sells.

I’m having trouble finding a place that I’m in love with in the Houston market and that will be close to both our jobs.

She will be off Lockhaven and 45 and I’ll be off 290 by Jersey Village. There’s a possibility I end up in Conroe for work.

1. I’m hearing avoid Harris county if you can so I’m mainly looking in Montgomery county is that accurate.

2. How much more would taxes be in Tomball vs Magnolia on a similar priced house? I keep hearing avoid the MUD Tax and does all of Harris county have the MUD tax?

3. How is Tomball overall because that seems to be the halfway point of about 20-23 to each of our offices.

4. I will have an outside sales territory and only have to go to the office two days a week so I could drive further if we really liked an area. Right now Benders Landing is one of our favorites in Spring but it’s around 35 to 38 miles to my office.

5. Also what the heck is up with the 4500 sqft houses for 900k to 1 mil with a two car garage and carpet in all the rooms. I custom built my current home and have a hidden gun room with Gallowtech on the wall and a 1000SqFt garage so my F-250 will fit in it. Can’t find a single place within 30 miles that fits that criteria. If it does have a 3rd garage it can only fit a lawnmower and the garages are all shallow so my truck wouldn’t fit anyway.

6. Also what’s annual difference on Montgomery County vs Harris county on property tax on lets say every 100k? Some of the research I’ve done looks like it could be as much as 9 to 10k more per year in property tax between the different counties and I’m not sure that’s correct.

Years ago when Sasquatch was looking I recommended he avoid Magnolia, for the growth it's having & at the time lack of infrastructure. IIRC he is now talking about getting out of there. I thought about Montgomery county when I retired, because I have friends in & around there but never found anything I liked.

I have a good friend holiness in Walden on Lake Conroe. He went from a condo on the lake into a house near by. He seems happy as does his wife. She workisin the woodlands & he drives to Plantersville to work.

As far as taxes, there are a few factors that affect property taxes. School district taxes make up the largest part of property taxes. Then you have city, county, highway/roadway district taxes, community college district taxes, ems/hospital district taxes, MUD district taxes. Not all areas have all those taxes. In fact you can have a house on one side of street with different taxes than the other side in some areas.

I’d like .5 to 1 acre, real 3 car garage, 3200 to 4000 sqft. Budget 750k to 950k on the high end. I could go smaller lot if it’s laid out right and room for a pool but I wanted.

I just think I’m going to have to drive which is going to suck. My current house has room for a shop and I’m in Baton Rouge 7 miles from my office.

Too far for him to drive. Although 99 is a good link between Conroe and Ft Bend County, but it's a toll road.
Fort Bend aint what it was 30 years ago. I worked at the Randall's on 6 & Williams Trace 2nd year it was open. The owners lived down the street. It was very nice.

Last store I worked was that same store in 2018. The thieving was off the hook. They would load a cart with stars brisket frozen jumbo shrimp & suitcases of beer & just walk out the door on a regular basis.

The wife's aunt & uncle lived out there in the early 80's, and left for Conroe by the mid 80's. The had three daughters & the parents were pretty protective of them, hence the get out of Sugarland.

Hell in 1982 Missouri City was very nicety. The those people walked out on their high mortgages & it turned to shit too.

I moved to Montgomery county from Harris county and I love it so far. I'm in an unincorporated area, entire neighborhood is at least 1 acre lots which leaves room to build a shop. But properties like this are getting harder to find and I'm in a flood zone.

The Tomball/Woodlands/Magnolia area sounds like a good fit for you, but I think most of Tomball is in Harris County. I would avoid an HOA neighborhood at all costs and don't worry about garage size. Just find a property with room to build a standalone shop.

There is a 24x25 metal shop on 6" slab that has foam insulation with loft and its own electric meter and a window unit. Also a 1 car garage. Plus I have a tower with the local wifi providers equipment on it so I get free wifi. Lake Limestone on 3 views. What I paid for it in 2018 is a 1/3 of your low end budget, but I'm out in the middle of nowhere.

The wife's nephew moved to Lafayette last year. I know it's agreeing with him more then living in Commiepornia. I think the size of Texas intimidated him some what. His mom & sister are in Gladewater, Texas which is just over 2 hours away. Before he move he that he would be driving over on a regular basis, but 4+ hours in a car just gets old fast

I'm in Conroe If I moved it would be West. Stay out of any and all Sub divisions. The TAXES that are claimed to be low is pure BS! And as the division grows or gets popular the housing and property values rise and the TAXES follow. Mine have about tripled in Just 8 years.
They all have HOA that will ruin your life.
Find a place outside the city limits and deal with that. Your property your rules pretty much.
be prepared to drive lots of miles for pretty much everything.

My property taxes are downright usurious here in Fulshear, in Cross Creek. And now, homeowners insurance has gone through the roof; it doubled the second year, and increased 150% this year!

Make it easy on your audience, I-45 & Richey or Airtex; most people have never heard of Lockhaven.

I-45 & Richey and Jersey Village are at least an hour apart in rush hour traffic; +2hrs if there's a major traffic incident.

Throw in Conroe and you may as well buy 2 places which quadruples the conundrum.

Have you considered TN, KY, or the Carolinas? :evil:

Built my first house at 25 in Charlotte in 2006. We had an opportunity to go to Nashville, Florida, or Baton Rouge over the years.

We chose Baton Rouge to be closer to family.

+1 on staying out of Harris county.

I met some guys when I was working at Tomball Pawn and they lived in Magnolia and it sounded pretty good. There was still acreage available but you'd best be quick about it.
