Welcome to the forums, I just discovered the group here as well. I am North of Houston up in Spring and it is amazing the number of Californians that are relocating to the area. In 2021 it seemed like about every house that sold in the area was to an investor or a someone from California.

Alot of my daughter team members live near your neck of the woods and worried about Houston expanding there like it did for katy.
