Luckily they didn't take everything so what I had left was moved to another location.

About all you can find out is who their ISP is. More than likely it'll take a subpoena to get the ISP to release who the user of that IP is. Unless you know someone that works for that ISP. Not sure on the legality of them just releasing that info, tho.Xbox live might be able to get an IP address and in return you can run the IP

Try not to tip them off; sending them messages or what not... If they have a wifi connection and ditch the xbox before getting caught with it then there's no real evidence against them.
I'm not going to send any messages, crappy part is I really believe it was my tenants son or boyfriend. May have to sneak in when they are out but haven't had the opportunity yet though.
Would he have to give at least a 48 hr notice and they could remove or hide anything stolen?
All depends on his lease.
