    Finally ...

    I've been told twice on two different leases I was "in" only to have the rug pulled at the last second.

    Not this time ...

    1500 acres west of Johnson City
    Strict limitations, but the price reflects that.

    Headed down there to check it out first weekend in May.

    I abandoned ... or should I say my wife abandoned for me ... the idea of some property in the stix.
    "Too far away from the grand children," she said.
    "Exactly." I responded.
    Then "the look" ...

    So, I bought more guns instead ...

    Congratulations on your find. I'm still looking. Haven't been able to find shit. From what I hear, the leasing game has changed quite a bit in recent years. I wouldn't know though...

    limited to your designated blind spot
    stay on ranch roads and pack in gear
    1 guest max per trip
    guests after Dec 1
    week's advanced notice if bringing a guest
    no recreational shooting

    Is it a doe restricted county, or just land owner's rules? If it is a land owner rule, then I am not sure what his thinking is.

    Last lease I had was 1k per year. I got out there twice all year for a total of about 6 hours.
    Hoping you do much better.

    Get to South TX for a quail lease. 1k/acre. I had the privilege to hunt on a lease about 20 miles from Mexico with my wife's godfather. 10,000 acre lease - you do the math.

    Finally had the opportunity to visit the lease site.

    There are so many things that have fallen into place for me to have this opportunity, yet there are a couple things that just keep nagging at me.

    First, the camp site is right on a public access road.
    While on the lease, it's a county maintained road.
    So Lance Armstrong and Evel Kneivel cruise past all the time less that 20' from where my camper will be parked.

    Deal breaker?
    The lease manager and good friend claims the only issue they've ever had was a hunter's camper was unplugged ... multiple times over a weekend.
    Public or lease drama?


    Second, my blind site is 300 yards off of the primary access for the rest of the hunters.
    The feeder location is another 150 yards away.
    Other hunters moving around and past my spot can spook animal activity.

    Deal breaker?
    If the other hunters are respectful, it probably wouldn't be an issue. But ...


    Third, a father/son team have been on the lease for a while.
    According to the lease manager, the father part is great. The son ... he's come close to being kicked off on several occasions.
    And I'm taking the spot of one of his "buddies" who DID get removed.

    Deal breaker?
    Unknown drama ...


    The pros are:

    Lease cost ... 1/2 the cost of surrounding leases and a long waiting
    Lease expense ... a bud has blind, feeders, cameras, hog lights all free for the use.
    Location ... 2 hours from my door, 45 minutes to Marble Falls, San Antonio and Austin
    Access ... year round

    Cons:

    I can fund a weekend pig hunt at the resort the wife and I visited last year for the cost of this place.

    So the reason I'm posting this is am I being a little bitch and worrying about crap that really amounts to nothing?
    My buddy pulled some strings to get me on the lease and I also feel some obligation.

    I can't help with the rules and cost issues. I am used to hunting on family or friends property.

    I do think you will have to hunt there a few times before you know how all the issues will pan out.

    I know leases are sometimes hard to find, especially given their cost and rules.

    How is the hog population there, or do you know? Some areas are overrun and it would be a great hunting area. Some areas have none and really limits your hunting.

    What about Axis deer?
